For Landlords & Property Managers

Tenant out Friday. New one in Monday. We can make that work.

Rental turnovers in a 24 to 72 hour window. Deep clean plus tenant-left-behind hauling in one visit, so a unit doesn't sit empty and burn rent while you chase two vendors. Owner to owner: you run the property as a business. We run our end that way too.

Every empty day is a day you're not getting paid.

You already know the math. A three-day turn versus a ten-day turn is real money. The bottleneck is almost never the paint touch-up or the carpet. It's whoever you called to clean, and whoever you called to haul the couch the last tenant left in the living room, and the fact that those are two different phone calls that don't talk to each other.

Here they're one call. We show up with cleaning gear and a truck. If the last tenant left a mattress, a broken dresser, and a half-full closet, that goes in the truck. Then the unit gets cleaned to a standard you can show without embarrassment. You get one invoice and one date on your calendar.

We work single-family rentals, townhomes, condos, and small multi-unit buildings up and down the I-70 and I-270 corridor. If you own two units or twenty, we can build a schedule around your turnover pattern.

What we do for landlords

  • 24 to 72 hour turnover cleans between tenants
  • Tenant-left-behind hauling in the same visit
  • Deposit-standard deep cleans, room by room
  • Showing-ready cleans between applicants
  • Weekly or monthly common-area and trash pickup
  • Post-eviction and left-in-bad-shape cleanouts
  • Small portfolios: townhomes, condos, SFR, small multi-family
The turnover

How a rental turn goes with us.

1

Tenant moves out, you send us the date

The address, the unit size, whether the tenant left anything behind, and when the new lease starts. Photos help if it's rough โ€” no judgment either way.

2

We haul what stays, then clean what's left

Furniture, mattresses, garbage bags in the corner, food in the fridge โ€” all out the door. Then the deep clean: kitchen, baths, appliances, floors, baseboards, inside cabinets.

3

Unit ready for the walk-through

You hand keys to the new tenant, or your leasing agent starts showings. No follow-up scrubbing, no "we'll come back for the pile in the garage." Done means done.

Every service you'd need in one call

Rental turns rarely need just one thing. Here's what usually gets bundled.

Move-out cleaning is the turnover deep clean โ€” the one that resets a unit for the next tenant and holds up on the walk-through. Junk hauling handles the couch, mattress, or garage pile the last tenant abandoned; it's what saves the turn from becoming a two-week problem. Weekly or monthly trash removal works for small multi-unit buildings where the tenants overflow the curb bins every week, or for common areas that need a steady hand. Organizing and decluttering comes into play on post-eviction cleanouts where you have to inventory what's left before you toss it. And move-in cleans for a new tenant โ€” same crew, one visit โ€” can be part of the same job if you want to hand over a truly clean unit.

Property managers with multiple units

If you're managing five, ten, or more doors, call and we'll set up a standing arrangement โ€” priority scheduling for turns, a consistent standard across the portfolio, and one point of contact instead of a rotating cast. Whoever's handling the leasing shouldn't have to re-explain your standards every time a lease ends.

Where we cover

Questions

What landlords ask before they call.

Can you really turn a unit in 24 to 72 hours?

For most turns, yes, if the unit isn't a disaster. Book as soon as you know the move-out date. The tighter the window, the more helpful it is to have photos so we can plan the crew size.

What if the tenant left the place trashed?

We've seen worse than you'd want to describe. Post-eviction, hoarder-adjacent, "they were gone for a month" situations โ€” we handle those too. It affects the price, not whether we take the job.

Do you clean to a deposit-return standard?

Yes. Inside the oven and fridge, inside cabinets, tubs and grout, baseboards, blinds, tracks. The stuff a departing tenant's "cleaning" almost never touches, and the stuff that shows up on their deposit deductions.

Can you handle multiple units on a rotating schedule?

Yes. Owners with a handful of doors usually put us on standby for turns and set up a monthly trash or common-area pickup on the side. Fewer phone calls for you, steady work for us.

Do you invoice monthly or per job?

Either. Most single-turn owners just pay per job. Property managers with recurring work usually prefer a monthly invoice covering everything that closed that month. Tell us which works and we'll set it up.
