Estate cleanouts and downsizing prep, handled with care. Whether it's a parent's house after a loss or a move into assisted living, we take our time with what matters and move quickly on what doesn't. No pressure. No clock-watching. Just the help you need to get through the week.

This is the hard one. We know.

Most of the estate calls we take are somebody's kid, on a work trip in another state, trying to figure out how to empty a house they grew up in with a closing date in three weeks. Or a sibling who drew the short straw. Or an executor a month into probate who just needs a phone number that doesn't lead to a sales pitch.

We handle those calls the way we'd want somebody to handle ours. Photos, documents, jewelry, letters, and anything that looks personal get set aside for the family โ€” not tossed to save a trip to the truck. If you want to be there while we sort, we go slow and you make the calls. If you can't be there, we send pictures of anything we're unsure about before it moves.

Because family is often driving in from out of state, we work the whole I-70 and I-270 corridor and out to Martinsburg. If the house is somewhere along that line, we can get to it.

You call and describe the house

Where it is, roughly how full, and what the timeline looks like. If there's a closing date or a Realtor already involved, tell us. If you're figuring it out as you go, that's okay too.

We sort at your pace, or on our own

Family in town this weekend and wants to go through things together? We work alongside you. Nobody available? We send photos before anything questionable moves. Heirlooms and paperwork get boxed and labeled.

House emptied, cleaned, and ready

Everything hauled that needed to go. Deep clean once the house is empty. Ready for the Realtor's photographer, the next of kin, or whoever's holding the keys.

Estate work rarely fits in one category. Here's how the pieces come together.

Organizing and decluttering is where a sort-with-family session lives โ€” going through a room, deciding what stays with the family, what gets donated, and what goes. Junk hauling handles the truckloads: the furniture nobody in the family has room for, the appliances, the garage and basement. Move-out cleaning is the deep clean of the empty house at the end, so the listing photos or the walk-through show the house at its best. If the family is keeping the house and someone is moving in, move-in cleaning resets it. Questions

What families ask before they call.

I can't be there. Can you still do the cleanout?

Yes. Plenty of our estate work is for family who lives out of state. We do a walkthrough by phone or video, set the ground rules for what to save and what to toss, and send photos of anything we're unsure about before it moves.

What happens to the things that don't go to family?

Donation-worthy items go to local donation centers when they'll take them. The rest gets hauled. If the family wants to run an estate sale first, we can time the cleanout around it and pick up afterward.

How fast can you turn a house around for listing?

Depends on the size and how full it is, but a typical estate house can be cleared, cleaned, and listing-ready in a matter of days once we start. Call as soon as you have a date; the front end scheduling is what usually determines the finish.

Do you work with probate attorneys and Realtors?

Yes, and it usually makes everyone's life easier when we do. We can coordinate directly so you're not the go-between. Most estate Realtors have a preferred cleanout partner; if they don't, we're happy to be it.

What if we find something valuable partway through?

We stop and tell you. Cash, jewelry, coin collections, old paperwork that looks like it might matter, photos, letters โ€” those come to you or to the executor. That's not extra service, that's the job.
